Zala County: Emigrating, Living & Buying a House
Marion Schanné, Hungary July 31, 2026
For many, Zala begins with an image: green hills, narrow roads, vineyards, thermal baths, and houses that still seem affordable. But after just a few kilometers, the region changes. Around Keszthely and Hévíz, tourism dictates the rhythm, in Zalaegerszeg and Nagykanizsa, a more urban daily life emerges, and in the west, Slovenia and Croatia surprisingly close in. Therefore, anyone looking to emigrate here or buy a house never decides solely on a county. They decide on a very specific way of daily life.
In Hungarian, the region is called Zala vármegye; older texts still use the term Zala megye. As of January 1, 2025, the county comprised 258 localities in six administrative districts. Behind this sober number lies an unusually fragmented landscape. Some villages are almost in the wake of a town, while others, despite being close, seem remote. These very differences make Zala exciting – and sometimes treacherous.
Zala is not a uniform living space
Lake Balaton shore, thermal region, hilly area, border area, and two larger cities are located in the same county. The suitable area only emerges from daily life, mobility, budget, and future plans.
Where is Zala County – and why does its location change so much?
Zala is located in southwestern Hungary and belongs to Western Transdanubia. To the west, it borders Slovenia, and to the south, Croatia. Within Hungary, it borders Vas, Veszprém, and Somogy. This location initially suggests short distances in several directions. In practice, however, the road often follows the hills, valleys, and smaller local connections. A route that looks harmless on the map can feel significantly longer in everyday life.
The western Balaton marks the beginning of an almost Mediterranean-like side of the county. From Keszthely, the shore leads via Gyenesdiás and Vonyarcvashegy to Balatongyörök. There, the season, the lake, the railway line, and tourist demand define the place. Those who live in the hinterland, however, experience Zala as quieter, greener, and more dependent on cars. An initial regional introduction is provided in the article Emigrating to Hungary: Zala County in Profile.
What does Zala feel like beyond the holiday backdrop?
Those who only drive through the region remember forests, well-maintained spa towns, and small houses on hillsides. Those who live here soon realize that the landscape shapes daily life. A house with a wide view can have a steep driveway. A village seems peaceful until the next major shopping trip, specialist doctor appointment, or administrative task arises. And a seemingly central location can still mean that buses run infrequently.
In the north, Zalaszentgrót plays a regional role. Kehidakustány is better known for its thermal baths and tourism but remains rural. Türje, further northeast, feels different again. South of it, Pacsa acts as a link between several larger areas, without offering the infrastructure of a city itself. Zalalövő, on the other hand, is more oriented towards the northwest. Zala, therefore, tells its story not in a single center, but in many small changes of direction.
The practical guide to emigration to Hungary 2026 categorizes house purchase, residence, utility providers, vehicle, and daily life as a coherent process. Especially in a region like Zala, it quickly becomes clear why these topics should not be planned separately.
The landscape is not just beautiful
Slopes, rainwater, driveways, and winter service can influence the value of a location more than the view that captivates you on your first visit.
What is life like in Zalaegerszeg?
Zalaegerszeg is the county capital and the most important administrative center of the region. Shopping, larger medical facilities, schools, culture, and jobs are more concentrated here than in the surrounding area. The city is large enough for independent daily life, but seems more manageable than Budapest or Győr. For many emigrants, it is therefore an alternative to a completely rural life.
The surroundings do not abruptly begin beyond the city limits. Teskánd and Bocfölde are often considered for their proximity to the city, while Bagod lies in a different direction and already has its own rural rhythm. In Bak, the journey to Zalaegerszeg becomes an even greater part of the day. Gellénháza and Söjtör lead further into an area where residential location, workplace, and car can hardly be considered separately.
Proximity to the city doesn't start with the mileage
What matters is whether the route is via a good main road, how often it needs to be driven, and what destinations are along the way.
Why does Nagykanizsa seem completely different?
Nagykanizsa is the second largest city in the county and shapes the south of Zala. The direct connection to the M7 changes the perspective on distances. Croatia is closer, and the connection towards Balaton or Budapest also follows different axes than from Zalaegerszeg. Those who live here experience an urban center with a distinctly more southern environment.
Even in Nagyrécse, the proximity to the city is noticeable, without the place itself appearing urban. Galambok is closer to the thermal area of Zalakaros, while Zalakomár has a different connection to the M7 and the Kis-Balaton area. Murakeresztúr is characterized by its border location and traffic history; Szepetnek seems more like a classic residential area in the hinterland. Becsehely mentally already leads towards Letenye and the Croatian border. Thus, a completely different daily life emerges from just a few changes of location than in the north of the county.
What makes Keszthely and Hévíz attractive for emigrants?
Keszthely is the urban center on the western side of Lake Balaton. Hévíz thrives more on thermal springs, health, and international tourism, although the town is not directly on the lake shore. Together, these two towns form an area where permanent residency, holiday properties, rentals, and health services closely coexist. This makes the area convenient, but also sought after.
In the immediate vicinity, the character changes almost from street to street. Gyenesdiás seems strongly intertwined with Keszthely. Vonyarcvashegy stretches between the shore and the slope, while Balatongyörök lives even more from the view, season, and landscape. North of it, the terrain rises towards Cserszegtomaj. Rezi is already more distinctly in the hinterland. On the other side of Hévíz, Alsópáhok and Sármellék mark the transition to flatter areas, before Zalaapáti directs the view further towards Kis-Balaton.
For home buyers, this very change is crucial. Lake view, hillside location, railway line, through traffic, and daily commutes can reinforce or contradict each other. The House Purchase Checklist for Hungary with 99 fundamental questions and in-depth review questions helps to avoid mistaking a beautiful exposé for an already vetted property.
Proximity to Balaton is not a uniform advantage
Some locations benefit from rail, beach, and shopping. Others offer views, but require steep paths and almost every trip by car.
What is life like in the west around Lenti and Letenye?
In the west, Zala opens up towards Slovenia. Lenti serves many smaller towns for shopping, administration, and supply functions. Daily life feels more rural than at Lake Balaton, but at the same time, the proximity to the border creates a special flexibility. An excursion or shopping trip to Slovenia can be closer than some Hungarian specialist doctors.
Letenye is more dominated by the Croatian border and the connection of the M7 and M70. This makes the city important for traffic, without making it a large urban center. There is no uniform area between Lenti, Letenye, and Nagykanizsa. Some places are oriented towards the motorway, others towards small country roads, and still others towards the respective border crossing.
The Zala County in the Hungary Forum complements factual planning with experiences from individual locations. Such reports are particularly valuable when it remains clear from which community, life stage, and personal starting point they originate.
Proximity to the border doesn't solve every everyday problem
The nearest shopping may be in the neighboring country, while Hungarian authorities, clinics, and specialist offices lead in the opposite direction.
What does a cheap house in Zala reveal – and what doesn't?
Zala is known for older houses, outbuildings, large plots of land, and prices that can seem low compared to sought-after Balaton locations. This is precisely where the temptation lies. A house that appears solid in photos may have been extended over decades, partially modernized, or only superficially renovated.
Especially in the hilly country, dampness, drainage, roof, retaining walls, and driveway deserve attention. In villages with weaker demand, it also becomes important whether the property would be resaleable later. A low purchase price can quickly be offset by work, travel, materials, and a long search for craftsmen.
The article Buying a house in Hungary: Safely inspecting old houses shows why the land register, actual building stock, technology, and total costs should be considered together. Especially with a house with character, the invisible often determines the real price.
A beautiful facade doesn't end an inspection
New plaster can accompany a genuine renovation. However, it can also temporarily hide moisture, cracks, or old installations.
How are the actual living costs determined?
The cost of living in Zala cannot be derived from an average shopping basket. An apartment in Keszthely, a modernized house near Hévíz, and an older village house in the border region generate completely different monthly budgets. The purchase price is only the most visible part.
Heating, electricity, water, waste, insurance, car, repairs, and reserves form the actual framework. In rural areas, travel expenses are added. In tourist areas, rents, purchase prices, and services may be higher. And a large property does not cost rent, but it requires time, equipment, and maintenance.
The article Emigrating to Hungary 2026: Thinking about house purchase, authorities and daily life together shows why realistic planning must also include renovation, mobility and reserves.
Summer rarely shows the full bill
Heating season, humidity, and winter driving can turn an inexpensive house into a significantly more expensive living model.
How well does the infrastructure function in everyday life?
Zalaegerszeg and Nagykanizsa concentrate the strongest urban functions. In western Balaton, Keszthely takes on this role. Lenti, Letenye, and Zalaszentgrót each serve smaller areas, while Hévíz and Zalakaros are additionally characterized by health and tourism.
The M7 opens up the south of the county, and the M70 leads from Letenye towards Slovenia. Those who live near one of these axes experience distances differently than residents of a village in the hilly region. Train and bus connections also exist outside the cities, but a bus stop says little about whether work, doctor, or shopping are really accessible without a car.
The Hungary Compass initial consultation for personal emigration planning helps to sort out one's essential criteria before a viewing trip. This way, not every beautiful house automatically becomes the supposedly suitable place to live.
A stop is not yet a connection
Direction, frequency, transfers, and the last return trip determine whether public transport fits one's daily routine.
Is renting in Zala a real alternative to buying a house immediately?
A rental apartment in Zalaegerszeg or Nagykanizsa can help to get to know the region in everyday life first. Keszthely also offers a more urban rental market, while around Hévíz, Zalakaros and the Balaton shore, furnished or seasonal offers often appear. In small communities, the publicly visible offer is usually narrower.
Especially for a planned permanent stay, it is worth taking a close look at the contract form. Lease term, utility costs, deposit, pets, heating, and the possibility of registering a residence should be clarified before signing. A holiday contract is not a permanent residence, even if the property is vacant for several months.
Anyone who wants to try Zala out first can clarify their personal starting position in a consultation on living, emigrating, and the next steps in Hungary. This is particularly helpful as long as Balaton, cities, and rural areas are still simultaneously an option.
A winter rental can explain a lot
Heating, roads, neighborhood, and authorities often reveal themselves more clearly in everyday life than during several summer viewings.
How much value do testimonials about Zala have?
Testimonials about Zala often contradict each other. This is not a sign that one of them must be false. A couple in Gyenesdiás lives in a different world than someone in Murakeresztúr. Someone working near Zalaegerszeg evaluates travel times differently than a retiree near Söjtör. And a tenant in Keszthely experiences different problems than an owner renovating an old house in Zalalövő.
The value of a testimonial, therefore, does not lie in a judgment about the entire county. It becomes interesting when the place, house, life stage, and personal expectations become recognizable. Then it does not show what Zala is like in general, but what questions might arise in a similar situation.
A testimonial is a close-up
It shows a specific daily life. Anyone who draws conclusions about the entire county from it loses precisely the important differences.
What role does the Lakcímkártya play after moving?
The Hungarian residence card is called Lakcímkártya. In German search queries, it often appears as Lacimkartja or Lakcim Kartya. For EEA citizens, it is part of the interplay of residence registration, first Hungarian address, and the required proofs.
Buying a house does not replace the residence permit steps. For a rental apartment, the contract, consent, and exact address data can become important. The first address is provided during the procedure; the residence card is then sent by post.
When dealing with authorities, rental agreements, and utility providers, even a few appropriate terms can make a big difference. The collection 3,000 Hungarian Vocabulary Words and Phrases for Authorities, Housing, and Everyday Life provides support for typical situations, without replacing the necessary translation of important documents.
Address, ownership, and residence are three different levels
They are related but do not follow the same proofs and procedures.
What happens to electricity, gas, and water after moving in?
After purchase or moving in, meter readings, contract holders, and actual connections must match. This sounds routine but becomes complicated if a house has been vacant for a long time, there are multiple meters, or the visible pipes do not match the documented condition.
In rural parts of Zala, different heating methods, wells, sewage solutions, and outbuildings add to the complexity. An existing meter guarantees neither an active contract nor sufficient capacity. Therefore, meter readings should be documented and documents organized before handover. For older houses, a technical inspection may also be advisable.
Utility supply doesn't start at the visible meter
Contract status, capacity, line condition, and actual allocation must be checked separately.
How complex is car re-registration in Zala?
The Hungarian registration process is regulated nationwide. However, which documents, costs, and stations are necessary depends on the vehicle, its country of origin, its previous registration, and the personal situation. Technical recognition or inspection, registration tax, insurance, and registration can all be part of the same process.
In Zala, distance is an additional factor. Those living near Lenti will plan different administrative routes than someone near Lake Balaton or Nagykanizsa. Precisely for this reason, not only the sequence but also the route should be correct.
The step-by-step guide to car re-registration in Zala County organizes documents, administrative stations, and regional addresses. Special cases such as missing papers or leasing must be clarified separately.
The car is often part of the housing decision in Zala
A remote house changes not only travel times but also doctor's visits, shopping, administrative procedures, and ongoing costs.

Can renting in Zala County be worthwhile?
An apartment in Zalaegerszeg, a holiday home near Zalakaros, and a property on the western Balaton appeal to entirely different target groups. In the cities, it's more about permanent living, work, or education. Around Hévíz and the Balaton resorts, holidaymakers, spa guests, and temporary stays play a larger role. In small communities, demand depends particularly strongly on condition, accessibility, and clear positioning.
Before marketing, it must therefore be determined which type of use is actually planned. Permanent rental, holiday rental, and furnished temporary living differ in terms of contract, furnishings, pricing logic, and obligations.
For tourist accommodation, the NTAK Guide Zala 2026 bundles registration, classification, municipal responsibilities, documents, and regional contact points. Especially in the Balaton and thermal regions, this aspect should be clarified before the accommodation is publicly offered.
A beautiful accommodation is not yet a complete rental model
Target group, type of use, registration, and ongoing operation must be aligned.
What do NTAK and the municipality have to do with holiday rentals?
Anyone operating a holiday apartment, holiday home, or other accommodation for guests encounters several levels. Depending on the accommodation and initial situation, this includes NTAK registration, mandatory classification, notification to the responsible Jegyző of the municipality, and ongoing data service obligation via suitable software.
For local notification, the Jegyző at the location of the accommodation is responsible. A property in Hévíz therefore follows the same nationwide principles as one in Zalakaros, but has a different local contact person. Precisely this difference is easily overlooked if holiday rental is only considered a matter of online advertising.
Renting begins before the first listing
Usage, registration, responsibility, and operational procedures should be clarified before the first guest books.
How does a rental property in Zala become visible online?
"House in Zala" is too imprecise a description. A holiday home near Zalakaros needs different information than a city apartment in Zalaegerszeg or a house for temporary rent near Keszthely. Only when the location, rental type, and target group become clear does a property become a concrete offer.
Distances should also not just be described with terms like "near Lake Balaton" or "thermal region". Interested parties want to know how far the beach, train station, shops, doctor, or motorway actually are and whether these destinations can be reached on foot, by bus, or only by car.
The consultation on renting a house or apartment with its own one-pager combines the clarification of the offer with a permanently linkable presentation page. This ensures that the property remains understandable even outside of short-term advertisements.
The place name must do more than just decorate
Anyone mentioning Balaton, Hévíz, or Zalaegerszeg should explain the location, distance, and actual relevance to everyday life in a comprehensible way.
What does registering a business in Zala really mean?
The German term "Gewerbe anmelden" (registering a business) encompasses various processes in Hungary. A sole proprietorship starts differently from a company. Activity, qualifications, tax status, chamber membership, and further registrations can be interdependent.
Since February 19, 2026, matters concerning Hungarian sole proprietorships have been handled via the Vállalkozói Ügysegéd in the NAV-Ügyfélportal. However, electronic registration does not answer the economically more important question: Are there enough customers for the planned offer in the chosen location?
Zalaegerszeg and Nagykanizsa offer different markets than Hévíz, Keszthely, or Lenti. In a village in the hilly region, a service can work if it is offered regionally or online. The "Self-employed in Hungary" consultation with a clearly structured one-pager therefore focuses on business idea, target group, and visibility. Individual tax and legal questions remain with the responsible experts.
Registration alone does not create demand
Customers need to understand what is being offered, in which region the service applies, and why they need it.
Why are doctors and veterinarians part of choosing a location?
Medical routes often become a focus late when emigrating. In smaller communities, general practitioners, pharmacies, specialists, and emergency services may be located in different places. For more complex care, many journeys are oriented towards Zalaegerszeg, Nagykanizsa, or the Keszthely-Hévíz area.
Pet owners should also not wait until an emergency to search for opening hours, on-call services, and phone numbers. The free veterinarian directory for Hévíz, Keszthely, and western Balaton bundles selected contacts and simple Hungarian phrases for the first call.
Such questions do not solely determine a place of residence. However, they show whether a house still fits even if everyday life suddenly doesn't go according to plan.
In an emergency, the view doesn't count
Then known phone numbers, clear routes, and accessible contacts become more important than the most beautiful location.
Who is Zala truly suitable for?
Zala can appeal to people who enjoy greenery, rolling hills, and smaller towns. The Keszthely–Hévíz area combines Lake Balaton and health amenities. Zalaegerszeg and Nagykanizsa offer more urban structures. Around Lenti and Letenye, the proximity to Slovenia and Croatia becomes part of everyday life.
However, none of these advantages work in isolation. A house can be inexpensive and still be too far away. A tourist location can be lively and stressful in summer. A quiet village can feel just right, as long as the car, health, and renovation efforts are manageable.
It's not the county that has to fit, but everyday life
Location, house, budget, health, mobility, and future plans must all be sustainable at the same time.
Which questions should remain open before making a decision?
Before buying a house, questions about the land registry, structural condition, slope, connections, and total costs remain. Before renting, it's about the contract, duration, utility costs, and residence. Before renting out, the type of use, registration, and target group must be determined.
Anyone planning a business needs more than just a registration. Anyone reading experience reports should know the specific location. And anyone who loves Zala from vacation should also include a typical winter day, administrative procedures, and longer drives in their decision.
Zala offers an unusually wide range of lifestyles: urban everyday life, thermal region, Balaton shore, proximity to the border, or a house in the green hilly region. Which option truly works is not decided by the most beautiful photo, but by the questions that are still open before signing.
