Florida Keys: Living, Buying a House, Infrastructure – and What an Old Map Tells About the Region

An old postcard can tell a surprising amount. This map of the Florida Keys doesn't just show Miami and Key West. It records islands, bridges, lighthouses, bays, roads, and numerous small towns along an extraordinary route.
On the back, the colorful holiday postcard even becomes a small road guide. The "Road Log" measures 160.2 miles from Miami to Key West. In between are names like Homestead, Rock Harbor, Tavernier, Islamorada, Marathon, and Boca Chica.
Many of these names still represent very different living spaces today. Some are tourist destinations, others normal residential areas. Some are situated between water, mangroves, and a single important road connection.
It's about living and residing, buying a house, infrastructure, traffic, supply, and economy. At the same time, we'll look at why regional visibility on the internet works completely differently here than in the Upper Palatinate or at Lake Balaton.
The old map is an unusually good starting point for this. It shows a region not as an area, but as a chain. Those who live, work, or buy a house there are still more dependent on distances, roads, and bridges than in many other regions.

An Island Chain Stretching Over 100 Miles
The Florida Keys begin south of mainland Florida and arc southwestward. On one side are Florida Bay and the Gulf of Mexico. On the other side, the Atlantic Ocean opens up.
The island chain is usually divided into Upper Keys, Middle Keys, and Lower Keys. Key West forms its own urban center at the southwestern end. This division alone shows why the term "Florida Keys" can be too broad for everyday life.
Key Largo is still relatively close to the greater Miami area. Islamorada has a different structure. Marathon takes on important functions for the Middle Keys, while many islands in the Lower Keys are significantly smaller and less urban.
Key West, on the other hand, is not a quiet island town. The city is a residential area, tourist center, port city, administrative location, and internationally renowned brand all at once. This changes real estate prices, traffic, and the job market.
On the historical map, names also stand out that are not widely known to every visitor today. Plantation Key, Windley Key, Upper Matecumbe Key, Indian Key, Duck Key, Grassy Keys, Pigeon Key, Big Pine Key, Sugarloaf Key, and Boca Chica form an entire chain of regional search terms.

The Overseas Highway is the Lifeline of the Florida Keys
On a normal map, roads lead in different directions. In the Florida Keys, it's different. U.S. Highway 1, mostly called the Overseas Highway here, connects large parts of the island chain like one long main road.
When driving between the Keys, one repeatedly encounters the famous Mile Markers. Addresses, shops, restaurants, and turn-offs are often additionally classified by these mile indicators. Spatial orientation follows the road.
This shapes everyday life. A traffic jam here is not just a traffic jam on one of several arterial roads. If an important section of U.S. 1 is affected, there are often no quick alternative routes.
The Florida Department of Transportation treats the corridor accordingly as an important traffic artery. Projects involve not only roadways but also bridges, traffic safety, and intelligent transportation systems. Even individual movable bridges like the Snake Creek Bridge are part of this complex system.
In the Florida Keys, not only distance determines daily life. Equally crucial is how many roads and bridges are available for the same route. This distinguishes the region significantly from a rural district in Germany or a sprawling area around Lake Balaton.
In this respect, the map resembles old Rhine maps. There, settlement also follows a landscape axis over long stretches. For the Rhine, it's the river; for the Florida Keys, it's the island chain and the highway.

160.2 Miles Between Miami and Key West
The back of our Florida map is particularly interesting. The printed Road Log begins at the Miami Post Office. This is followed by South Miami, Kendall, Perrine, Peters, Goulds, Princeton, Naranja, Homestead, and Florida City.
Only then does the long journey through the Keys begin. Rock Harbor appears at Mile 61, Tavernier at 68, and Islamorada at 77. According to this historical measurement, Marathon is 111 miles from the starting point.
This is followed by Ramrod Key, Boca Chica, and finally Key West. The opposite direction is recorded simultaneously. A driver could thus always see how far Miami or Key West still were.
Today, this type of orientation seems almost charmingly old-fashioned. However, the basic principle has been preserved. In the Keys, people still think very much in terms of miles along a single long axis.
What is Life Like in the Florida Keys?
Anyone who only knows the Florida Keys from travel brochures sees turquoise water, palm trees, and boats. Those who live there also need a supermarket, doctor, school, craftsman, internet connection, and a reliable way to work. This is where the postcard motif ends.
The region is densely intertwined with water. Properties are often located near the sea, on canals, or in low-lying areas. The landscape is spectacular, but at the same time limits the possibilities for roads, housing, and new construction.
Monroe County manages development more strictly than many ordinary American regions. Housing construction, infrastructure, environmental protection, and evacuation are directly related. The so-called ROGO system limits and controls new housing permits, among other things, with a view to infrastructure, natural areas, and evacuatibility during hurricanes.
This creates housing whose scarcity is not solely caused by demand. Geography itself sets limits. At the same time, permanent residents, employees, second home owners, and tourist uses compete for limited space.

Buying a House in the Florida Keys: Location Means More Than Ocean View
Anyone searching for "buy a house Florida Keys" quickly lands on spectacular waterfront properties. But the view of the water is only one part of the purchase decision. Location, elevation, construction method, permit history, flood risk, and insurability are particularly important here.
Monroe County is entirely located in a coastal flood zone. The administration points out that flooding can occur due to heavy rainfall, tropical storms, and hurricanes. For individual properties and buildings, the specific FEMA zone and the respective base flood elevation play a central role.
The condition of a house cannot therefore be judged solely by its kitchen, bathroom, and plot. Technical systems may be elevated. Basements or lower-lying parts of buildings may be subject to special regulations.
Monroe County explicitly recommends that prospective buyers check the permit history of a property. Unauthorized alterations can cause problems later. For coastal properties, the paper trail is almost as interesting as the building itself.

What Do Properties Cost in the Florida Keys?
The Florida Keys are not among the regions where buying a house usually starts with a small budget. Current offering data for Monroe County is in the seven-figure dollar range. In July 2026, the median asking price recorded by Realtor.com, according to the FRED data series, was $1,195,000.
However, median values should not be confused with the price of every house. Significant differences exist between Key Largo, Marathon, Key West, and smaller islands. Lot size, water access, house size, and condition further alter the price.
Redfin reported a median sale price of approximately $910,000 for Key Largo for the three months ending June 2026. For Marathon, the corresponding value was just over a million dollars. Key West came in at approximately $1.26 million during the same period.
Monthly or three-month values can fluctuate significantly in smaller markets. They are more suitable as an order of magnitude than as a price tag for a single property. The specific micro-market remains decisive.
Affordable Housing is an Economic Issue
High real estate prices don't just affect people looking for a vacation villa. They also change the job market. Teachers, nurses, employees in hospitality and tourism, and other workers need housing within reasonable distance.
Monroe County explicitly describes affordable housing for the local workforce as a particularly difficult issue. High housing costs make it difficult for private and public employers to retain needed employees in the region permanently.
This is a characteristic of many vacation regions. A region can be economically successful while simultaneously having difficulty accommodating those who make that success possible in everyday life. Hotel rooms and vacation accommodations do not solve the housing problem for employees.
Water Comes Through a Long Pipeline from the Mainland
In an island chain, a very practical question arises: Where does the drinking water come from? In the Florida Keys, the answer largely does not lie beneath the houses. Drinking water is primarily obtained from the Biscayne Aquifer on the mainland.
The well field of the Florida Keys Aqueduct Authority is located west of Florida City. From there, water is treated and transported to the island chain via the pipeline system. The authority supplies the Keys with drinking water and also operates wastewater and reuse systems in individual areas.
Another basic building block of daily life is thus linked to a long technical connection. The Aqueduct Authority invests accordingly in pipelines and facilities. For emergencies, a seawater desalination plant with a planned capacity of four million gallons daily is planned for Stock Island.
An old map shows bridges and roads. The modern invisible map of the Florida Keys would also have to include water pipes, power grids, mobile phone coverage, and fiber optics. Only together do these systems form the actual living space.
Shopping and Daily Supplies: Not Every Island is Key West
The supply situation varies considerably along the island chain. Larger towns have supermarkets, services, and other everyday amenities. On smaller Keys, a seemingly short errand can quickly mean a longer car ride.
Those who want to live there permanently evaluate distances differently than a tourist. For visitors, a 30 or 40-minute drive can be part of an excursion. In everyday life, the same distance becomes a journey for doctor's appointments, shopping, or work.
This question is familiar to people from rural areas in Germany or Hungary. A house can be quiet, beautiful, and affordable. What remains crucial is how often one has to get in the car for everyday things.
Medical Care Between Key West and Marathon
In the Keys, medical centers are not located on every island. The Lower Keys Medical Center in Key West offers emergency medicine, cardiac care, diagnostics, rehabilitation, and surgical services, among others. In Marathon, Fishermen's Community Hospital plays an important role for the Middle Keys.
Residents of smaller Keys are therefore not without medical care. However, their place of residence can more strongly influence the distance to a hospital. When choosing a permanent residence, this distance becomes a concrete infrastructure feature.
This is particularly relevant for people who want to move to a warm coastal location in retirement. Ocean views and climate quickly become apparent. The driving time to clinics and specialists, however, is rarely on the first real estate photo.
Schools Are Located Along the Island Chain
The Monroe County School District provides public schools to the region. School locations include Key Largo, Plantation Key, Marathon, Sugarloaf, and Key West. The educational infrastructure largely follows the elongated settlement structure.
For families, the specific location is again important. "We live in the Florida Keys" says little about how far apart school, workplace, and recreational opportunities are. The mile marker can be more important for family life than the general regional name.
Can You Live in the Florida Keys Without a Car?
The Florida Keys are not entirely without public transport. The Lower Keys Shuttle connects Key West with Marathon along U.S. 1. Additionally, there are connections that link Marathon with Florida City and thus the southern mainland area.
Nevertheless, for many households, a car is a central part of everyday life. The elongated settlement pattern and the distances between facilities make individual mobility attractive. This is especially true outside of denser areas.
Key West is somewhat an exception. The city is more compact, more densely built, and in parts much more pedestrian- and bicycle-friendly. The lifestyle there differs significantly from living on an island further east within the Keys.
Two Airports Change Accessibility
Monroe County operates two airports. Key West International Airport has regular passenger traffic. Florida Keys Marathon International Airport, on the other hand, primarily serves general aviation, emergency, business, and other air traffic services.
For residents, this is an important difference within the region. Those who fly frequently may value a property near Key West differently than a house far north of it. For travel via Miami, the road connection to the mainland becomes relevant.
Tourism is Not a Sideline Business
In the Florida Keys, tourism is not a decorative industry. It is one of the foundations of the regional economy. According to a 2026 report published by the Monroe County Tourist Development Council, visitors spend approximately $3.5 billion annually in the Keys.
Hotels, restaurants, charter boats, water sports providers, retail, and many service providers live from this. At the same time, tourist demand affects real estate, traffic, and employment. The holiday destination and the place of residence do not exist side by side, but overlap.

Key Largo: Closer to Miami, yet already an island world
For many travelers, Key Largo is the gateway to the Keys. The island is significantly quicker to reach from the greater Miami area than Key West. This creates a closer connection to the mainland.
At the same time, this is where the typical world of water, boats, canals, and maritime leisure economy begins. The John Pennekamp Coral Reef State Park enhances the tourist and ecological significance of the region. NOAA describes the park as the first underwater park in the United States.
For those interested in real estate, the proximity to the mainland means a distinct micro-market. Those who regularly need to go to Miami may evaluate Key Largo differently than Marathon or Key West. The search query "house for sale Key Largo" has a different intent than "house for sale Key West."
Islamorada: Multiple islands under one well-known name
Islamorada is not simply a single small island town. The municipal area comprises several island sections. Accordingly, life is spread along the Overseas Highway.
Tourism, sport fishing, gastronomy, and water activities are clearly visible. At the same time, normal residential areas and everyday services exist. The well-known place name masks a fragmented geographical reality.
Marathon: a central supply hub
Due to its central location, Marathon has a special function. A hospital, airport, and other facilities make the city an important point for the Middle Keys. Those living further away automatically gravitate here for certain services.
The old map already prominently features Marathon. It also lists Vaca Key, Boot Key, and other names from this area. The depiction highlights something that modern searchers occasionally overlook: the city name and island name do not have to be identical in the Keys.
Big Pine Key and the Lower Keys: More nature, longer distances
Further southwest, settlement becomes sparser in many places. Big Pine Key and other Lower Keys are more strongly associated with nature and quieter living. The well-known Key deer, among other things, lives here.
However, more nature does not automatically mean more independence. Shopping, medical appointments, and certain services may require longer drives. This results in residential areas that differ significantly from densely populated Key West.
Key West: City, port, and world-renowned brand
Key West is the most famous name on the map. At the same time, the city is atypical for the entire island chain. It has a stronger urban density, historic quarters, an intense tourist center, and its own international airport.
The real estate market reflects this special position. Historic houses, small plots of land, high-quality residential properties, and strong tourist demand meet limited space. The place name itself has high global recognition.
This is crucial for our later SEO analysis. "Key West" is not just a geographical designation. The name is also a tourist brand and a highly competitive search term.
Hurricanes are part of infrastructure planning
In the Florida Keys, hurricane preparedness is not an abstract chapter in disaster management. The geography makes evacuation a matter of regional planning. Monroe County works with staggered evacuation zones along the island chain.
For this reason, even the approval of new housing construction is linked to evacuation times. The ROGO system is based, among other things, on a 24-hour model for clearing the Keys. More houses mean more vehicles on the limited U.S. 1 in an emergency.
In the Florida Keys, infrastructure doesn't just mean comfortable accessibility. In extreme cases, it determines how quickly an entire island chain can be evacuated. Traffic planning, housing construction, and disaster management are unusually closely intertwined.
This regional logic is equally important for journalistic texts. A general article about "Life in Florida" could hardly capture it. Only the specific region makes it understandable why certain rules and problems arise there.

Nature is not a backdrop, but part of the economy
Coral reefs, seagrass beds, mangroves, and shallow water areas are ecologically defining for the Florida Keys. NOAA describes the region as a complex marine ecosystem with very large seagrass beds. These habitats support fish stocks, sea turtles, and numerous other species.
Nature conservation thus has direct economic significance. Diving, snorkeling, sport fishing, and boat tourism thrive on the attractiveness of these waters. A damaged marine environment would not only be an ecological problem.
NOAA names water quality, nutrient input, wastewater, and marine debris as important stressors. The special feature is that environmental protection and economic benefits cannot be cleanly separated.
What does the old map tell that Google Maps doesn't tell today?
A modern navigation map is more accurate. Our historical postcard, on the other hand, is more narrative. It shows what the publisher at the time considered important.
Lighthouses are named. Bridges are listed with their lengths. Pelicans, sailboats, motorboats, and an old three-master transform the region into a tourist adventure.
At the same time, the map is surprisingly practical. The back documents the distances between Miami and Key West. The front names numerous islands and waterways.
Historical maps are neither pure works of art nor exact technical plans. They lie somewhere in between. This mix makes them interesting today.

How does a Florida Keys homepage get found on Google?
Regional visibility does not follow the same geographic pattern everywhere. A business in Key Largo operates in a different search space than a business in Schwandorf or a service provider on Lake Balaton. In the Florida Keys, the elongated structure of the island chain primarily determines how people search for offerings.
The term "Florida Keys" is only the top level. Below it are Key Largo, Islamorada, Marathon, the Lower Keys, and Key West. Depending on the service, individual islands, communities, or distances along the Overseas Highway may be more important than the entire region.
A real estate agent, for example, can be found through search queries like "Real Estate Key Largo," "House for Sale Islamorada," "Waterfront Home Marathon," or "Key West Real Estate." For a boat service, restaurant, or craft business, different combinations of location and service arise.
Therefore, a regional homepage should not try to include all locations and services on a single page. What is crucial is a clear assignment: What service is offered, where is the company located, and what area is actually served?
On which island or in which section of the Keys is a service offered – and from which area do the customers actually come? The geographical structure of the website should reflect this reality.
SEO, GEO, and AEO start at different points but are increasingly intertwined. Classical SEO creates an understandable page structure and clear topics. GEO strengthens the classification as a relevant source for generative search systems. AEO focuses content more strongly on concrete user questions and directly usable answers.

Why "Florida Keys" alone is too broad as a search term
Someone searching for "Florida Keys" might be planning a vacation, looking for a route, or generally seeking information about the island chain. A person with a specific need usually formulates the search more narrowly. They might be looking for a house in Key Largo, a restaurant in Islamorada, or a service provider in Marathon.
The broad regional name remains important but is not sufficient on its own. Key Largo, Islamorada, Marathon, Big Pine Key, the Lower Keys, and Key West form their own search spaces. Some overlap, while others appeal to distinctly different target groups.
This is especially true for services with a limited catchment area. A restaurant does not have to be equally relevant for the entire island chain. A craftsman will also hardly take on every job between Key Largo and Key West.
A website gains clarity if it openly names these boundaries. Terms like "Florida Keys" establish the regional context. Local pages and service pages then answer the more specific questions.
Florida Keys and Upper Palatinate: Two different SEO maps
The Upper Palatinate functions fundamentally differently geographically. A city like Schwandorf is situated in a network of municipalities, towns, districts, and transport links. A company can extend its catchment area in several directions.
This creates search combinations such as "web design Schwandorf," "SEO Upper Palatinate," "buy house Schwandorf," "real estate Schwandorf district," or "craftsman Schwandorf." City, district, and larger region can be used in parallel.
In the Florida Keys, the search space runs more along a line. The position within the island chain influences practical accessibility. A provider in Marathon is geographically located between the Upper and Lower Keys, while Key Largo is much more closely connected to the southern mainland.
A location strategy for the Upper Palatinate can therefore be more area-based. In the Keys, on the other hand, the island, mile marker, direction of travel, and distance along US 1 play a greater role.
Florida Keys and Balaton: Both touristy, but digitally different
The Florida Keys and the Balaton region initially share one thing in common: both are heavily influenced by tourism. Hotels, holiday accommodations, gastronomy, real estate, and leisure activities determine a large part of public perception.
However, the geographical structure differs significantly. At Balaton, places are distributed around a lake. The north shore, south shore, and hinterland form different areas. Between Keszthely, Balatonfüred, Siófok, or smaller communities, distinct search focal points emerge.
Added to this is the language. German-speaking users, for example, search for "Haus kaufen Balaton" (buy house Balaton), "Ferienhaus Ungarn" (holiday home Hungary), or "deutschsprachiger Immobilienmakler Balaton" (German-speaking real estate agent Balaton). Hungarian users use different formulations and combine the same places with Hungarian terms.
A website on Lake Balaton must therefore often combine location, region, language, and service. In the Florida Keys, the linguistic starting point is usually simpler. However, the precise position within the island chain plays a greater role.

How does a company in the Florida Keys get into AI search?
In a classic Google search, short search terms are often entered. A user might type "Realtor Key Largo" or "Boat Repair Marathon."
In ChatGPT, Gemini, Perplexity, and other AI systems, this leads to much more specific questions. A person might ask, "I want to buy a waterfront house in Key Largo. Which realtor can you recommend?" Another might be looking for a boat service near Marathon.
This changes the task of a company website. Individual keywords remain important but are not enough. The site should clearly communicate who the provider is, what services they offer, where they are located, and what area they serve.
Generative systems need to recognize connections. A general statement like "We are always there for you" provides little usable information. The statement "We service and repair outboard motors in Marathon and the Middle Keys", on the other hand, clearly names the service and region.
GEO focuses precisely on this clarity. A website should act as a clearly classifiable source for a specific field and region. This is better achieved with concrete statements than with interchangeable advertising language.
AEO: Questions differ from island to island
AEO aligns content more closely with the actual questions of potential customers. These questions vary considerably within the Florida Keys.
On a real estate page for Key West, users might want to know about the ongoing costs of a house, which flood zone applies, or the special features of historic buildings. The limited space and the local real estate market can also be central topics.
In Key Largo, the proximity to the mainland might be more central. How far is Miami? Which areas are suitable for people who regularly travel to the mainland? Which residential areas offer water access?
In Marathon, on the other hand, the central location within the Keys might be relevant. The hospital, airport, shops, and accessibility of various island groups influence housing decisions there.
What questions arise precisely in this location? Anyone who merely copies the same text for Key Largo, Marathon, and Key West and only replaces the place name does not reflect the actual differences in the region.
A Florida Keys website needs a geographical architecture
Let's consider a real estate agent who covers several parts of the Florida Keys. A single page could theoretically list all locations. However, it would be difficult for users to discern how the individual markets differ.
A central page for the overall offering can be more sensible. Below it, for example, separate content for Key Largo, Islamorada, Marathon, Lower Keys, and Key West is created.
These pages should not only bear different place names. They need their own distinct core of information. Real estate prices, infrastructure, travel times, waterfront locations, flood risks, and daily life differ within the island chain.

What Google needs to understand about a regional provider
Google needs clear signals. Page titles, main headings, texts, internal links, and other page elements should describe the same topic. The clearer this assignment, the easier it is to classify a page thematically and geographically.
A page about a boat service on Islamorada, for example, should primarily deal with the boat service and its actual service area. Real estate in Key West or restaurants in Miami do not belong on the same service page.
Internal links can then establish the connection between individual locations and services. A superordinate page for the Florida Keys, for example, refers to specialized location pages. These, in turn, lead to suitable services.
This creates a clear information architecture. The user can orient themselves, and search engines receive traceable relationships between region, location, and offering.
What AI systems additionally require
In AI searches, the clarity of individual statements gains additional importance. A text should remain understandable even if a system only processes a part of a page.
Name, location, service area, specialization, and target group should therefore be clearly stated. Real examples, comprehensible expertise, and clearly designated contact persons can further improve classification.
For this to happen, a homepage doesn't have to sound dry. Good company websites can be written journalistically, personally, or sales-oriented. The crucial thing is that there is enough concrete information between the formulations.
For example, someone who arranges vacation rentals in Islamorada should clearly state whether it's about vacation rentals, sales, or property management. Someone who sells historic houses in Key West should name this specialization. Such information helps both people and search engines alike.
SEO, GEO, and AEO change with the region
For the Florida Keys, the regional structure can be simplified as island or location + service + actual catchment area. Linear geography plays an exceptionally large role here.
In the Upper Palatinate, the structure is more like city + district + larger region + service. There, several geographical levels can be relevant at the same time.
At Lake Balaton, the north or south shore, place name, region, language, and target group are added. A German-language offering can serve different search queries than an exclusively Hungarian-language page.
SEO, GEO, and AEO thus cease to be abstract technical disciplines. Their concrete implementation depends on how people perceive a region, how they move within it, and which place names they actually use in a search.
